Whom Does Ghaziabad Real Estate Cater To?

Ghaziabad is an industrial city around 30 kilometres from Delhi. The city caters mostly to affordable and middle segment apartment buyers. It has several developed residential areas like Indirapuram, Vaishali and Kaushambi and also upcoming zones like Raj Nagar Extension and Niti Khand 1. Several developments beyond Indirapuram are coming up along the NH24, including Crossings Republik sub-city.

The shortage of land parcels has restricted new property launches in Indirapuram, Vaishali and Kaushambi. They already have a thriving residential population. The clusters have also shown strong capital appreciation. The projects that have been launched recently belong to the upper middle to luxury segments which offer luxury amenities and state-of-the-art architecture. These facilities separate them from middle segment residential options. On the other hand, houses and apartments for sale in Niti Khand 1 Ghaziabad, as well as those in Raj Nagar Extension are well within the budget of salaried home buyers.

Prices of property in Vaishali and Kaishambi range from Rs 6600 to 7500 per sq ft while for Houses and apartments for sale in Niti Khand 1 Ghaziabad and Indirapuram, the prices range around Rs 5500 to 6000 per sq ft. The affordable housing clusters have an average pricing range between Rs 3500 to 4000 per sq ft. The higher end of the spectrum is charged by projects that are nearing completion in Crossings Republik. The newer projects along NH24 are priced around Rs 2500 to 3500 per sq ft. Property in Raj Nagar extension close to NH58 is priced between Rs 3000 to 3500 per sq ft.

Most of the projects that are coming up in Ghaziabad are located in these clusters. Being a developing area, Raj Nagar Extension has seen project launches mostly by local builders and small scale developers. On the other hand, neighbourhoods close to NH24 including Crossings Republik have projects spearheaded by SARE, Ansal API, Assotech, Wave Group and Ashiyana Group.

Compared to Noida Extension and other parts of Noida, prices are higher than Ghaziabad hence the city shall continue to gather interest from home buyers. Most of the response for projects in Ghaziabad is for those located by Raj Nagar Extension and Crossings Republik and house and apartments for sale in Niti Khand 1 Ghaziabad, Indirapuram and other neighbourhoods on NH24.

The sub market in Ghaziabad also has a large segment of residents from SMEs and industrial sector and low income individuals who want to live in a better accommodation. In the near future, sales of properties in Vaishali and Indirapuram shall continue to be steady while neighbourhoods along the outskirts such as Raj Nagar Extension, Sahibabad and those along the GT Road and NH24 shall provide for the highest sales volumes.

Infrastructural improvements such as extension of the metro network to Ghaziabad and broadening of NH24 to 6-lanes shall certainly aid more residential developments in the city. However, the highest demand shall come from buyers of affordable and middle income properties. Unless the extension of the metro route to Ghaziabad is completed, one can expect property prices in the city to hover between Rs 5000 and 7000 per sq ft.
