The Financial Capital of India is known to all to be
one of the country’s most expensive real estate markets. The average capital
values for property in Mumbai are Rs 12,000 per sq ft! Therefore, it is quite
understandable that rental rates for property shall be quite high too. Most of
the western and eastern suburbs, charge around Rs 35,000 for 2BHK flats and Rs
50,000 for 3BHK ones in a month. With better infrastructure being introduced in
the form of the monorail and metro railway, prices of property are slated to increase
in the future.
However, all is not lost on migrants to the Island
City. There are several areas around the city where one can get flats for rent
in less than Rs 12,000. These areas may be far flung from the city, but they
can be accessed easily through a network of roadways and railways.
Most of the flats that are available here for less
than Rs 12,000 per month are 1BHK ones. Neighbourhoods in Thane and Navi Mumbai
have evolved as potential rental options. Suburbs in these satellite cities
have plenty of 1BHK flats on offer which are sought after among young, single
professionals. In the Thane district, flats
for rent in Dombivli East, Thane and the Belapur-Thane Road have rentals
that are as low as Rs 10,000. In Navi Mumbai, Koperkhairane, Ghansoli and
Airoli have rental accommodations available within this pricing.
Closeness to IT companies that have set up base in
Thane and Navi Mumbai has made these areas much in demand. The flats for rent in Dombivli East, Thane
and Navi Mumbai for Rs 10,000 per month measure 500 to 700 sq ft in terms of
built-up areas. However, units of lower and higher values can also be availed
with added amenities. Easy access
through Palm Beach Road, Jogeshwari Vikhroli Link Road and the Eastern Express
Highway has evolved Airoli into a prominent realty destination for 1BHK flats.
Rental values of properties in Ghansoli on the other hand are between Rs 6000
and 10000 in a month.
Thanks to its proximity to the commercial hub of
Vashi, Koperkhairane is gaining popularity among prospective tenants. These
apartments are available as unfurnished and furnished ones. The furnished flats
are available with gymnasium, Wi-Fi connectivity, laundry services and air
conditioning. Apart from flats for rent
in Dombivali East, Thane, areas such as Kalyan West, Ghodbunder Road and
Badlapur collectively have 37 percent of 1BHK units in the area. All the
neighbourhoods have old and new constructions that range from Rs 5,000 to
10,000 in a month.
Most of these neighbourhoods are connected to Mumbai
via the Mumbai Western Suburban Railway network. Their respective municipal
corporations also ply bus services for easy commutes within the city. Shopping
areas, markets, banks and hospitals are located in the vicinity for tenants to
make use of.
Even though far from the main city, these areas offer
affordable accommodations to home seekers. It has made it easier for the
thousands of migrants to the city to live on a budget.
